I’m a buyer, how can Adres help me find my ideal property?
If you're looking for a property and can't find what you're looking for in the online listings or agency windows, then Adres may be for you. On Adres, you can specify what you're looking for in a property, find a match with an owner directly and perhaps find a property that hasn't come on to the market yet. Many properties are sold off market and never reach all potential buyers.
I’m an owner, how can Adres help me sell my property?
If you're looking for a different way to sell your house which avoids opens for inspection and high selling costs or perhaps you don't want everyone to know that you're thinking about selling, Adres may be able to help. You can search the listings by buyers and see if you find a match. Then, you can send your details to the buyer and see if they're interested. There'll be no public listing of your property through Adres.
How much do I pay as a buyer?
To list your ideal property and keep it visible for 12 months, and for as many suburbs as you’d like to include, the listing fee is $85.
How much do I pay as an owner?
It’s free for owners to search for a property and send a match.
How much could I save as an owner by finding a match through Adres?
If you sell your property through an agent, you would expect to have selling costs and agent’s commission. These can vary across the states and territories, but the biggest expense, agent’s commission, could be between 1.5% and 2.5% of the sale price. The other selling costs could be from a few hundred dollars to thousands of dollars. You may also have staging costs to style your property for market and there could be costs to get your property ready for sale – small renovations and putting things into storage. You could save all (or a lot) of these costs if you find a match through Adres. (If you've contacted an agent to sell your property, check that you won't have to pay anything to the agent if you find a match through Adres.)
How much could I save as a buyer by finding a match through Adres?
If you don’t use a buyer’s agent, the costs to a buyer are from doing inspection and other reports and your time in searching online, dealing with agents and attending opens for inspection. Through Adres, you could narrow down the properties you want to inspect and save on reports for properties which you miss out on. (If you've contacted a buyer’s agent to find you a property, check that you won't have to pay anything to the agent if you find a match through Adres.)
Why don’t I just use the other online property websites?
You still can! Adres is offering a different way to buy or sell a property by giving buyers the chance to describe their ideal property and owners to search for a match to bring homes together. But, of course, you could still use all the other sites to try to find, or sell, your property!
What if I’ve already instructed an agent?
Whether you’re a buyer or an owner, if you’ve already contacted an agent to help you search or sell, check that you won’t have to pay anything to the agent if you find a match through Adres.
How do I know the value of the property I’m buying or selling?
You may have a good idea yourself of the value of the property or what you’re prepared to accept as a buyer or seller. You could also consider the property valuation services, and suburb and property reviews, available.
As a buyer, if I’m happy to look at properties In different suburbs, how do I list them?
You can list multiple suburbs in the description and they will all be visible to an owner when they search.
As a buyer, if I’m happy to look at any type of property in a particular suburb or suburbs, how do I list them?
When you describe your ideal property, you can choose under ‘Type of property’ to say that you’re interested in any type of property in your ideal suburb(s).
As an owner, if I think I have a property that matches the description in a listing by a buyer, what do I do?
If you think your property matches the description of a listing by a buyer, you can send your contact details and the details of your property to a buyer to see whether the buyer is interested in the property. The buyer will have your contact details and can get in touch. All contact will then be between the 2 of you outside Adres.
What if I’m not interested in a property I receive as a match?
You can decide whether or not you’re interested in a property sent to you by an owner. You’ll have the owner’s contact details so, if you’re interested, you can get in touch and let the owner know. All contact will then be between the 2 of you outside Adres. If you’re not interested, you can let Adres know. We’ll tell the owner and they won’t know your contact details.
Can an owner see a buyer’s contact details when they search for a possible match to their property?
The owner can only see the description of a buyer’s ideal property. They can't see a buyer’s name or email address.
Will an agent contact me?
If you’re a buyer, it's possible that agents may want to send a property that they think may be a match. As with all the other users of Adres, they won't see your contact details and they may have the perfect property!
If you’re an owner, agents won’t be able to contact you, because none of your details will be visible except when you send a match to a buyer.
A buyer’s agent may list a description of the property their buyer client is looking for which will give owners more opportunities to find a match.

What about agents listing descriptions of properties to try to find owners looking to sell off market?
When a user completes the description of their ideal property as a buyer, one of the required fields to be completed is whether they are an agent with a buyer looking for that property or, not an agent. If an agent doesn’t have a buyer for the property being described, they should not then continue to complete the description.

I’m a buyer, can I view my listing once I’ve submitted it?
You can view your listing by going to ‘Owners, search for a match’ and entering your suburb. Your listing will come up and you can view the full details. You won’t be able to make any changes to the listing or delete it, but, see the next question.
Can I make a change to a description of my ideal property as a buyer or the details of a possible match if I’m an owner?
Once you’ve submitted the description of your ideal property as a buyer or a potential match as an owner, you can’t make any changes yourself. We may be able to help if you contact us at Contact. If you’re a buyer and you’d like to remove a description of your ideal property, you can request that at Contact.
As a buyer, what do I do if I want to remove the listing of my ideal property
I f you’d no longer like to have your ideal property listed, let us know at Contact and we’ll delete your listing. (There is no refund though of any listing fee you’ve paid.)
As an owner, can I make an offer to sell my property through Adres?
You can't make an offer to sell your property through Adres. Adres helps bring homes together by listing details of properties buyers are searching for. Owners should check what documents they need before they can formally offer the property for sale.
Can Adres help us to negotiate a sale and handle the process for us?
Adres can help buyers and owners find a match without the usual market process and costs. Adres can’t help buyers and owners to negotiate a sale or handle the buying and selling process for them. And, Adres is not providing any advice regarding your property purchase or sale.
How do people searching and owners contact each other?
An owner can search for any listings by buyers of properties that fit the description of the owner's property. If they find a match, the owner sends contact details through Adres with details of their property for the buyer to consider, together with their contact details. Adres will send an email to the buyer with the details of the owner’s property. The buyer decides whether they’re interested in the property and, if they are, uses the contact details to get in touch with the owner. All contact is then outside Adres.
What should I do before buying or selling?
If you’re a buyer, you should check with your solicitor or conveyancer about the inspections, searches and enquiries you should do before you buy. If you’re an owner, you should speak with your solicitor or conveyancer before formally offering your property for sale, you may need a contract and other documents prepared first. If you've contacted an agent, as a buyer or owner, check that you won't have to pay anything to the agent if you find a match through Adres. (You acknowledge and agree that you should obtain independent legal and financial advice from appropriately qualified professional advisers and that you take into account your personal objectives, financial situation and needs before buying or selling any property.)
What about when I contact the owner or meet the buyer?
If you’re a buyer and you go to look at a property, or, if you’re an owner and you’re meeting a possible buyer, think about letting someone know who you’re meeting, where and when and, if possible, have someone with you. You should also think about exchanging mobile numbers and letting someone know those contact details.
Will I receive emails from Adres other than about possible property matches?
Adres will not send you anything other than potential property matches.
Does Adres recommend products and services?
